What was the property?
The property is a beachfront house on the point at Jeffreys Bay, directly above Supertubes. Supertubes is a right-hand point break with a reputation among surfers worldwide, and the home of the Jeffreys Bay stop on the World Surf League Championship Tour. The house looks straight down the line of the wave from its decks.
Homes on this short stretch of coast rarely come up for sale. When they do, they attract buyers from across South Africa and from overseas, because there are so few of them and because the position cannot be repeated. The owner, who lived abroad, gave Seal Point Estates the sole mandate to market and sell it, with a South African business associate acting locally.
What made the sale difficult?
Three things. The asking price of USD 1.5 million, about R27 million at the time, put the property at the very top of the regional market, where the pool of buyers is small. The seller was based overseas, so every decision and every signature had to work across time zones. And a sale between an overseas seller and an international buyer brings more than one currency into play, along with South African Reserve Bank requirements on money moving in and out of the country.
A conventional listing on a property portal would not have reached the right buyers, and would not have managed the transaction once a buyer was found.
How did Seal Point Estates market it?
The property was marketed as a rare lifestyle asset rather than a house with a price. That meant three things in practice:
- Media first. A high-end photo and video campaign was produced around the architecture, the coastal setting and the view over Supertubes, and shown to buyers through social media and direct contact rather than relying on portal traffic.
- The right audience. The campaign was aimed at high-net-worth South African and international buyers, drawing on Jeffreys Bay's standing in surfing worldwide and the scarcity of homes on the point.
- Transaction management. Specialist financial and legal advisers were brought in early to handle the currencies, the offshore parties and the South African Reserve Bank requirements, so that an offer, once made, could be concluded.
What was the outcome?
The sale was concluded in 2023 at USD 1.5 million. According to Seal Point Estates' records of sales in the town, this set a new high for a residential property in Jeffreys Bay, and no later sale had passed it as at October 2026.
The buyer was a South African sports personality with an international profile, which is the kind of purchaser the campaign set out to reach. The transaction between an overseas seller and an internationally based buyer closed with the advisers' sign-off at every step.
What does this mean for sellers on this coast?
An exceptional property needs more than a listing. It needs an agent who understands what makes it valuable, who can put it in front of buyers who are not browsing portals, and who can manage a transaction that crosses borders. Seal Point Estates works this way on every sole mandate along the coast between Jeffreys Bay and Cape St Francis: film the home properly, take it to the right people, and see the deal through.
