What was the property?
16 Seal Point Boulevard is one of the best known houses in Cape St Francis: a four-bedroom family home that had passed from one generation to the next, on a 1 262 m² stand directly above the beach at Seal Point. The living room opens through full-width glass onto the lawn, the dunes and the bay. Houses on this side of the boulevard do not change hands often, and this one had not been on the market in a generation.
The family listed it themselves at R26 million. Jal Rigaard was appointed by a prospective buyer to secure it.
What made the purchase difficult?
A second serious buyer wanted the house, so the purchase became a multiple-offer contest. The task was not simply to put in the highest number. It was to settle on a bid that would win without paying more than the house was worth to the client, with no certainty about what the other party would do, and knowing that if the bid fell short a property like this might not come up again in the client’s lifetime.
Most of Jal’s experience of multiple offers was on the selling side. Here he was on the other side of the table, using what he knew about how competing bidders behave.
How was the bid put together?
- A fair process first. Jal helped the family’s representative set up a clear, even-handed bidding round, so both buyers knew the rules and could put forward their strongest offer once. A process both sides trust is one a seller is more likely to honour.
- A bid built on the other buyer’s likely move. Rather than raising the offer in steps, the bid was structured around what the competing buyer was most likely to do, drawing on game theory and on past multiple-offer sales. Price, terms and timing were set to give the offer the best chance of being chosen.
- Value judged on scarcity, not comparables. Recent sales in the village did not describe this house. Its position cannot be repeated, so the offer was set against what the property would be worth to own for decades, not against the last comparable sale.
- Steady advice to the end. Through the negotiation Jal balanced the client’s wish to win the house against the money and the terms, so the final decision was deliberate rather than reactive.
What was the outcome?
The client’s offer was accepted and the sale closed in 2025 at R27 million, R1 million above the owner’s asking price. According to Seal Point Estates’ records of sales in the village, that is the highest price paid for a residential property in Cape St Francis, and no later sale had passed it as at October 2026.
Both sides did well out of it. The family sold a home held for two generations at a price well above the going rate for the area, and the buyer owns a beachfront position that will not be repeated.
What does this mean for buyers on this coast?
At the top of the market, money alone does not decide who gets the house. Knowing how a multiple-offer round works, reading the other bidder, and deciding what a scarce property is really worth to you all matter as much as the figure on the offer. Seal Point Estates acts for buyers as well as sellers in Cape St Francis and St Francis Bay. If you are after a particular home, or a particular stretch of beach, tell Jal what you are looking for.
